Ad research: what actually works for 1up Video Lab

Read on 2026-09-18 (SGT). Based on 738 Facebook ads (475 Singapore, 263 US), 290 TikToks, 94 Instagram reels, and 20 competitor sites, checked live. Every fact below is tagged with where it came from — the source files sit next to this page.

1. Six things you need to know

In plain English, with the "so what" spelled out.

The main idea — paste a listing link, get a video with your own face and voice in it — is already someone else's. PostAI does it, for about S$18, and shows off 1,200+ agents from PropNex, ERA and Huttons already using it. appendix-competitors

So what: We can't open our ads with "paste a link, star in it." That line is taken. We need a different lead.

Nobody in Singapore is actually running paid ads for a finished listing video. Of 475 Singapore ads, 73 sell something to agents, and the only three local AI-video players sell a course, not a video. PostAI runs zero Facebook ads. appendix-fb-sg

So what: The lane is empty. We're not fighting for attention against a dozen rivals — we'd be the first to advertise a finished video, not a class or a subscription.

The open ground, ranked: (a) video as the way to win the listing, not just sell the unit, (b) "nothing was invented" as a trust line — every rival does AI staging, which contradicts this, (c) one paid video that feels like a finished product, not a free trial, (d) the fear of looking awkward on camera, which nobody addresses in Singlish. appendix-competitors, appendix-fb-us

So what: These four gaps are where we should build our angle — especially "win the exclusive" and "nothing invented."

"Video" doesn't mean what the brief assumed. Singapore agents' paid ads are talking heads and stat slideshows — almost never room walkthroughs. What they actually forward to each other on WhatsApp is the opposite: long, plain, narrated walkthroughs of real units with hard facts. appendix-fb-sg, appendix-organic

So what: Sell "no effort, no cost" — not "short and polished." A 90-second raw walkthrough beats a slick 20-second reel with this audience.

So what: "A video" alone is worth nothing — they already have one and still don't post it. What's missing is a video with their own face that doesn't look like the portal made it.

The gap: nobody sells "one listing, one price, your own face" as a single finished product. It's free-and-generic, cheap-and-subscription, or hundreds of dollars per listing — nothing in between. appendix-organic

6. Guardrails

Things to never do in the creative, so we don't get burned legally or lose the trust angle.

Compliance context: every agent ad must show full registered name, CEA registration number, agency name and licence number, clearly visible. CEA has said agents "should not alter or enhance photographs, using AI or otherwise, to misrepresent property aspects or conditions," and expects disclaimers on altered images. Our AI B-roll should add nothing — no room, view, size or furnishing — that isn't already in the listing photos. appendix-competitors

7. Next steps

  1. Write the landing page. It doesn't exist yet anywhere in the repo. It needs to promise, above the fold: "first video $8.88, your own face, nothing invented."
  2. Get real proof. One real agent's finished reel, and one real seller's reaction, before spending on ads at scale. The founder's-first-10 offer can supply this.
  3. Run the offer question past Hormozi and Iman — price-led vs. promise-led, and whether to run a founder's-first-10 offer — using this brief.
