Read on 2026-09-18 (SGT). Based on 738 Facebook ads (475 Singapore, 263 US), 290 TikToks, 94 Instagram reels, and 20 competitor sites, checked live. Every fact below is tagged with where it came from — the source files sit next to this page.

In plain English, with the "so what" spelled out.
The main idea — paste a listing link, get a video with your own face and voice in it — is already someone else's. PostAI does it, for about S$18, and shows off 1,200+ agents from PropNex, ERA and Huttons already using it. appendix-competitors
So what: We can't open our ads with "paste a link, star in it." That line is taken. We need a different lead.
Nobody in Singapore is actually running paid ads for a finished listing video. Of 475 Singapore ads, 73 sell something to agents, and the only three local AI-video players sell a course, not a video. PostAI runs zero Facebook ads. appendix-fb-sg
So what: The lane is empty. We're not fighting for attention against a dozen rivals — we'd be the first to advertise a finished video, not a class or a subscription.
The open ground, ranked: (a) video as the way to win the listing, not just sell the unit, (b) "nothing was invented" as a trust line — every rival does AI staging, which contradicts this, (c) one paid video that feels like a finished product, not a free trial, (d) the fear of looking awkward on camera, which nobody addresses in Singlish. appendix-competitors, appendix-fb-us
So what: These four gaps are where we should build our angle — especially "win the exclusive" and "nothing invented."
"Video" doesn't mean what the brief assumed. Singapore agents' paid ads are talking heads and stat slideshows — almost never room walkthroughs. What they actually forward to each other on WhatsApp is the opposite: long, plain, narrated walkthroughs of real units with hard facts. appendix-fb-sg, appendix-organic
So what: Sell "no effort, no cost" — not "short and polished." A 90-second raw walkthrough beats a slick 20-second reel with this audience.
US ads show us the offer structure that works: first video free with no credit card, price compared against a videographer's invoice, and "AI looks fake" handled by showing someone else's reaction — never by claiming realism outright. appendix-fb-us
So what: Copy this offer shape for our own pricing and objection-handling, adapted to SG numbers.
PropertyGuru already gives every agent a free AI video button inside AgentNet — a narrated photo slideshow, no presenter, portal branding. Free, downloadable, shareable. verified 2026-09-18; appendix-grok
So what: "A video" alone is worth nothing — they already have one and still don't post it. What's missing is a video with their own face that doesn't look like the portal made it.
The five things a Singapore agent could choose instead of us.
| Who | Price | Has a presenter? | What they own |
|---|---|---|---|
| PropertyGuru AI Video | Free (built into AgentNet) | No — slideshow only | Every agent already has this and ignores it. It sets the floor: "a video" is worth nothing on its own. appendix-competitors |
| PostAI | ~S$9 basic / ~S$18 with the agent's own AI clone / S$99/mo | Yes — clones the agent's own face and voice | The "paste a link, star in your own video" mechanic, plus 1,200+ agents and PropNex/ERA/Huttons logos as proof. Owns the mechanism headline. appendix-competitors |
| PropKaki | Free | No — animated photo/spec slideshow | Rich listing data (median PSF, MRT/school walk times, TOP year) baked into the video. It's a funnel into their chatbot, not a real video product. appendix-competitors |
| Reel-E | S$9–15 per listing, or $449/mo Pro | No | "Every listing gets a video" — the volume claim. 18,000+ agents. No presenter. appendix-competitors |
| Human video crew | S$380 HDB / S$550 condo / S$650 landed / S$3,800/mo retainer | Yes — real videographer, real shoot | Real production quality, but expensive and slow. This is the price anchor we compare ourselves against. appendix-competitors |
The gap: nobody sells "one listing, one price, your own face" as a single finished product. It's free-and-generic, cheap-and-subscription, or hundreds of dollars per listing — nothing in between. appendix-organic
These are the real videos that get shared agent-to-agent on WhatsApp in Singapore — ranked by WhatsApp share count, the clearest buying signal we have. None of them are polished. All are long, plain, and specific about the unit. appendix-organic
Instagram reels in the dataset have almost no play-count data and the one SG account with numbers (simonsaysproperty) isn't property-video content, so it's left out here. appendix-organic

Not a competitor — MattLam Homes sells to buyers and investors, not agents. Study the format instead: the agent himself on camera, a provocative question, real transaction numbers, a named framework ("three-phase transformation"), e-book lead magnet into a 1-to-1 consult. This is what identity-led SG agent content looks like when it works. requested by Jerel · appendix-fb-sg-mattlam

Check these off as they go into production. Each one is grounded in a real ad or post above — none are invented from scratch.
Things to never do in the creative, so we don't get burned legally or lose the trust angle.
Compliance context: every agent ad must show full registered name, CEA registration number, agency name and licence number, clearly visible. CEA has said agents "should not alter or enhance photographs, using AI or otherwise, to misrepresent property aspects or conditions," and expects disclaimers on altered images. Our AI B-roll should add nothing — no room, view, size or furnishing — that isn't already in the listing photos. appendix-competitors
